Closing Fees
Closing fees are the fees that you must pay as part of a standard closing, and should not be affected by the lender providing your mortgage. It is a good idea to review these costs with the title company or attorney representing your interests at the closing.
Standard fees may vary and may include, but are not limited to, the following:
Attorney Costs
In the region of $600 to $1,000.
Home Inspection
Costs range from $300 to $400 for standard single family home.
Recording Fees
These fees are charged by the county in which the mortgage and deed is recorded and range from around $100 to $200.
Survey
Surveys typically cost in the region of $350 to $400. However, if the most recent survey is less than 7 years old and no major changes have been made to the property (driveways, fences, decks or additions), you should check with the lender for requirements.
Termite Inspection
This cost is always required when purchasing a home, and typically costs about $75.
Title Insurance
$500 to $2,000 or greater, based on amount borrowed.
Title Search
Costs approximately $150 - $250.
Well and Septic
Always required when purchasing a home and typically costs about $250.
Other Costs
Lead Paint, Asbestos and/or Radon Tests.
