As a seller you need to present your home so that it meets the needs of the greatest buying audience in order to realize your best sale price. One of the main things that buyers look for is a sense of space and light. Minimizing your clutter and furniture will create more space, and try to keep the decor and furnishings light and neutral.
Pay special attention to the bathroom and kitchen. As these are two rooms that can be the most expensive to renovate, buyers tend to scrutinize them carefully. Few buyers have the money left over after purchasing their new home for any major renovations, so they need to feel that the kitchen and bathroom are in good, usable condition. Sometimes it takes as little as a splash of paint on walls or cabinets, new flooring or tiling, and some updated lighting to make a kitchen or bathroom look and feel great.
Other, more simple things, may help entice prospective buyers, such as scented candles, fresh flowers, the smell of freshly brewed coffee or baking bread. It may sound corny, but these things can really help create a cozy atmosphere and make your home feel warm and inviting.
